Money Well Spent

“Worth every penny” and “Money well spent” is exactly what my customer said after walking back into his home after 4 months of not seeing the progress in person.

I was contacted by an out of state customer to remodel a home that was approaching 100 years old. The home was used as a rental for many years and had two units, both 2 bedroom 1 bath. After walking through the home I sent over a very detailed and itemized estimate to completely remodel the units. I knew this was going to be a long project and staying on budget and schedule was of the utmost importance. After 7 months of hard work I can say I did both! The original home was 1600 square feet and I added an additional 1400 square feet and increased each rental to be a 3 bedroom 2 bath.

 

Maintaining the original integrity and character of the home was so important to both the client and myself. I was able to refinish the original hardwood floors to keep the unique framed look that is so rarely seen in new construction. Also restored were original built-ins, wainscoting and oversized baseboards. All these features were brought up to date with a fresh coat of paint or stain. Modern conveniences were added into the bathrooms and the kitchens, which were fully gutted with a new layout, new plumbing and electrical, so the units could have dishwashers added.

Being an income property, I separated the two units by adding an extra electric meter and an individual tankless water heater for each unit. In addition to substantially increasing the overall value of the home, the increase in monthly rent has more than doubled.
